Behind on a Boise house payment?

A Boise house payment is late. Begin with Ada County and the servicer.

The Ada County Recorder and a HUD-approved counselor locator belong in the same week as your servicer. Contacting Creative Home Partners does not pause foreclosure or any legal deadline. We are a potential buyer — not a housing counselor, lender, government program, or nonprofit — and will not promise to stop a foreclosure.

Start with the fact in front of a Boise homeowner.

Organize Ada County papers and official contacts. This company is a potential buyer, not a housing counselor.

  1. Which company services the Boise loan?

The firm that accepts payments is usually the first call. This website cannot speak for them.

  2. What Ada County papers are already in the house?

Copy dates as printed. Do not let a website invent a personal deadline from a statute summary.

  3. Stay-or-sell is a comparison, not a rescue

Staying, if it is available, and a voluntary sale are different conversations. Neither stops a foreclosure by itself.

You may be trying to sort…

Ada County contacts first. A sale is a later comparison.

Servicer and loss-mitigation questions

Usually prioritizes: Information from the company that services the loan

Common tradeoffs: This site cannot describe or approve any program on your loan

How to reach the servicer

HUD-approved housing counseling

Usually prioritizes: Independent counseling from an approved agency listed by HUD or the CFPB

Common tradeoffs: We are not that agency and do not present a person here as a counselor

Official counselor locators

Sale paths to compare — not a rescue

A voluntary listing

Usually prioritizes: Broad market exposure if a sale is even appropriate

Common tradeoffs: Time, showings, and no automatic stop to a foreclosure

A disclosed direct-purchase conversation

Usually prioritizes: A possible as-is discussion with a principal buyer

Common tradeoffs: Commercial interest; not counseling; not a promise the process will pause

Official contacts are not ranked against a buyer conversation. A sale path is one available comparison, not foreclosure help.

Want a disclosed conversation about a Boise house as one available path?

A request-a-call form with Creative Home Partners is a buyer conversation, not foreclosure help. Contacting us does not pause foreclosure or any legal deadline. Ask us to call you only if you also want to compare a possible sale. There is no published phone on this site.

Homeowner Options and Deadline Organizer

Use this checklist to sort a capital-city loan: who services it, which Ada County papers you already hold, and which official locators to open. It will not compute remaining days, rewrite a notice, or claim foreclosure can be halted.

How a conversation with Creative Home Partners works

Inbound phone calls are the primary way to talk. The form is secondary. Nothing here obligates you to sell, and no particular outcome is guaranteed.

  1. You describe the property

Who can act, who is in the house, condition, timing, and what you want compared.

  2. We ask clarifying questions

A conversation is for facts we cannot see from a website. It is not a bid, a listing, or advice.

  3. You decide whether to continue

If a direct purchase is worth exploring, we say so. If it is not, you still have the comparison.

We are a potential buyer, not a housing counselor

Important: start with your mortgage servicer. This resource is operated by Creative Home Partners, a DBA of Scarlett Investments, LLC, a private real-estate investor and potential buyer. We are not a government agency, lender, law firm, nonprofit, foreclosure-relief company, or housing counselor. We do not contact or negotiate with your lender, modify loans, provide legal or housing advice, or stop or postpone foreclosure. Contacting us does not extend any deadline. Call your mortgage servicer promptly and consider speaking with a HUD-approved housing counselor or an Idaho attorney. If you also want to compare a possible sale, we may evaluate the property as a prospective buyer for our own account.

Read how to contact the servicer

A conversation about a purchase is optional and does not stop a foreclosure.

If you want to compare a direct sale with other paths, we can discuss a Boise property. There is no charge to talk. We do not promise cash, a closing date, “no fees,” or that we will buy the house. We do not promise to stop, delay, or prevent foreclosure. Keep calling the servicer either way. Assignment of a later contract, if one is ever written, is not a promised benefit of this site.

If you ask us to discuss a sale, Scarlett Investments, LLC, doing business as Creative Home Partners, may evaluate the property as a prospective buyer for its own account. We do not represent you. A direct offer may involve different price, timing, preparation, and certainty tradeoffs than a listed sale. We do not promise to buy the property, pay cash, close by a particular date, waive repairs or fees, or achieve any particular outcome.

Talk through the property

Use the request-a-call form to reach Creative Home Partners, a potential buyer. There is no published phone on this site until inbound call tracking is tested. Contacting us does not pause foreclosure or any legal deadline. Still call your servicer and, for counseling, a HUD-approved housing counselor listed by HUD or the CFPB.

Request a call

Leave a first name and a number. Submitting is not an offer or a contract. We do not promise a response time.

We do not use prerecorded calls or automated marketing texts under this consent. Calls are not recorded unless we disclose that during the call.

FAQ

If I request a call, does that freeze a Boise trustee sale?

No. Contacting Creative Home Partners does not pause foreclosure. We will not stop, delay, or prevent a foreclosure on a capital-city house. Payoff, a court, or another legally effective step — work this website cannot perform — is what can change status, and it runs through the servicer or a qualified professional. CFPB warns that anyone who guarantees they can stop a foreclosure is not a legitimate source of help.

Is anyone on this capital-city pack a HUD counselor for Ada County?

No. Use the official HUD and CFPB locators if you want counseling. Creative Home Partners sits in a commercial role as a potential principal buyer. Nobody on this pack is presented as a counselor for a Boise household.

Can I skip the servicer because I already want to sell the Ada County house?

No. The servicer is still usually the company that can describe the debt, any default notice, and options they say remain available. A buyer conversation does not replace that call. Contacting us does not pause foreclosure.

Does the organizer turn § 45-1506 into remaining days on my Boise loan?

No. Copy any date printed on a notice you already hold and verify it with the servicer and a qualified professional. The Legislature publishes Title 45, Chapter 15, including the official one-hundred-twenty-day figure in § 45-1506. That figure is a statute, not a personal calendar. This pack will not compute remaining days and will not create a legal deadline.

Would listing a capital-city house cancel a recorded default?

No. A listing or a direct purchase is a comparison, not a halt. Ask the servicer what they require for a payoff or for cancellation of a scheduled action. Ada County recordings still have to be dealt with as recordings.

Do I get contract assignment as a perk of talking with you?

No. Assignment is not a promised benefit of this website. If a later written purchase agreement mentions assignment, that is a contract term for independent counsel — not a rescue, not counseling, and not a reason to skip the servicer.

Are you licensed as my Boise agent or as a housing counselor?

No. We are not your agent, attorney, lender, or financial adviser. Copy here is general education for Ada County homeowners whose recordings sit with the Ada County Recorder.
