A default or sale letter that arrived at a Boise address is a document. It is not a countdown this website can run. This page is a filing method and a pointer to official text. It does not create a legal deadline. It does not say that a particular trustee sale is or is not valid.

File what arrived, exactly as printed
Keep the envelope. Photograph or scan every page in order. Copy dates exactly as they appear, including any trustee or sale language. Note the trustee, beneficiary, or servicer named on the instrument.
If a line mentions a sale, treat that printed date as something to verify with the servicer and, if needed, an Idaho attorney. The Homeowner Options and Deadline Organizer will not subtract days from that line.
Statute language is not a Boise household calendar
Open the Legislature’s Trust Deeds chapter: Idaho Code Title 45, Chapter 15. Section 45-1505 is the official page on when a trustee may foreclose a trust deed by advertisement and sale, including recording a notice of default and mailing copies as that section requires. Section 45-1506 is the official page on manner of foreclosure, notice, and sale. In the current official text of § 45-1506, a one-hundred-twenty-day figure appears before the day fixed by the trustee for the trustee’s sale, after a notice of default has been recorded.
Treat that figure as statute language, not as remaining days on a capital-city household calendar. This pack will not convert 115 or 120 into “your clock.” Section 45-1506C is a related official page about a supplemental notice and a chance to request a loan modification when that section applies. Recording dates, mailing, publication, postponements, bankruptcy stays, and other facts this website cannot see can change what applies to a file. Read the Legislature’s pages. Ask the servicer what they say has been recorded. Ask an attorney if you need a determination.
Confirm what is actually on record at the Ada County Recorder rather than trusting a blog summary. The clerk is downtown in the same county as the house; that convenience is not a legal opinion.
What a potential buyer will not do with that notice
We will not interpret the notice as a lawyer, promise that a sale will be postponed, promise to stop, delay, or prevent foreclosure, or charge an advance fee to “handle the bank.”
