Three official desks before any Boise buyer ranking
Idaho’s capital sits in Ada County. A late house payment here is not a City of Boise clerk problem and it is not a buyer-website problem first. Put three desks on the same week: the Ada County Recorder, the company that actually services the loan, and a HUD-approved counselor locator. This page is general education. It is not housing counseling, legal advice, or a plan to stop a foreclosure.

Desk one: the firm named on the statement
The mortgage servicer is usually the company that accepts payments and can describe the loan. Ask who they are, whether they have referred the file, and what they say remains available. CFPB explains what a servicer is. This website cannot speak for yours. Read the statement company, not the Statehouse.
Desk two: counseling on HUD’s and CFPB’s lists
HUD-approved agencies can discuss loss-mitigation ideas and help you talk with a servicer, often at little or no cost. Find them through the CFPB counselor locator or HUD’s counseling page. Creative Home Partners is not on those lists. No person here is presented as a counselor.
CFPB’s mortgage help page states that there is free foreclosure help, and that anyone who charges in advance or guarantees they can stop a foreclosure is not legitimate. We will not make that guarantee.
Desk three: Ada County paper, if paper has already arrived
If a default or sale letter is already in the house, treat it as a clerk record to file and verify — not as a countdown this pack can run. Title 45, Chapter 15 is the Legislature’s Trust Deeds chapter; § 45-1505, § 45-1506, and § 45-1506C are official pages, not a household calendar.
Staying, if staying is still a real capital-city question
Keeping the house, if that is still possible, usually runs through the servicer and qualified counselors or attorneys. This company does not process loan modifications and will not say that you qualify for one.
A voluntary sale is a later comparison, not a halt
Some households sell a Boise house so they can relocate. A listing and a direct purchase have different timing and net-proceeds tradeoffs. A sale does not automatically stop a foreclosure. Ask the servicer what they require for a payoff or to cancel a scheduled action. See if a Boise sale is even on the table. Assignment of a later contract, if one is ever written, is not a promised benefit of this site.
